Charlottesville Virginia is the number one place to retire according to Kiplinger!
Striking a balance between a high quality of life and low cost of living can be a difficult challenge for retirees. With that in mind, we offer five destinations that seniors might find attractive places to live in the second half of their lives.
Charlottesville, Va.
City Population: 41,225 Metro Population: 196,766 Cost-of-Living Index: 107.5 (national average = 100) Median Household Income: $56,833 Income-Tax Exemptions: No state tax on Social Security benefits; income deductions of up to $12,000 for residents 65 and older, subject to income-eligibility limits Proximity to Airport: Charlottesville-Albemarle Airport (10 miles from downtown)
Home of Thomas Jefferson and the University of Virginia, Charlottesville is a charming Southern city with an impressive array of cultural draws. Several prime art museums and a pedestrian mall can be found in the city’s neo-Classical downtown, while the Monticello Wine Trail and Shenandoah National Park are close by. It's also two hours from Washington, D.C.

A beautiful morning in Charlottesville and we are seeing some great homes on the market. Take a look at this photo and click here for details. Now that the price is reduced it is a great value in a wonderful area of Ivy.
Some are telling me that our Charlottesville Real Estate market is slow and I have to say it is just different. My activity is at a constant flow right now and that is a nice pace during the last days of summer.

Why I am a BUYER'S AGENT!!!
NOTE: When you choose an agent, please read and learn more about Agency relationship in Virginia. My passion is to help Buyers in the Charlottesville Real Estate market find the perfect Home, Land, Farm or Estate. I feel there is a "Conflict of Interest"
when a Real Estate Agent tries to represent both the Buyer and the Seller in a transaction.
As a Buyers Agent, your interests are foremost on my mind. There is no conflict of interest when you work with me!
I can show and help you purchase any home listed for sale (not just my listings)!!!
NOTE: It is rare that an agent can represent the seller and buyer without a "conflict"
Here is what I do for my client:
1. Evaluate a properties advantages and
disadvantages 2. Do a full research of a properties
history 3. Show you the pro's and con's of the
areas in and around Charlottesville 4. Negotiate with the seller on price and
terms
5. Never allow a sellers interests to
interfere with yours
Note: Please remember that the "Listing
Agent" works for the "Seller" of a property and must look out for
their clients interests, not yours. This includes Sales offices,
New Construction and all listed homes and land in Virginia
My FEE
You do not pay me. My fee is paid
for by the seller of the property. When the seller listed their home they offered a fee to
the listing agent and to the buyers agent. Often times the listing agent
tries to capture both sides of the transaction (dual agency).
My question for any agent (or client) is
how can anyone represent the best interests of a Seller and a Buyer at the
same time? (two masters so to speak) As a Buyers Agent, my fee is paid at
the closing table by the seller. If you are looking on your own, searching
the web or driving the area why not have my expert assistance and be fully
represented in buying your home?
The Biggest Mistake in Real Estate
Ask me what the biggest mistake most
people make in buying a home! You may be surprised at how much
money the answer to this simple question will save you over your
lifetime of Real Estate transactions?

About
Lake Monticello

Located about 25 minutes from Charlottesville, Lake Monticello certainly has a
lot of offer.
The beautiful main lake may be used for boating activities, including fishing and water
skiing. There are five beaches for member use along the main lake shoreline, all with picnic facilities, and two with
public restrooms. Three beaches have boat docks for temporary use, and one of the three has boat rental spaces
available.
Tufton Lake (Fishing Pond) is available for fishing only. Lake Monticello?s
year-round, semi-private, 6,925-yard course features championship, mens, seniors and ladies tees and offers
state-of-the-art electric golf cars.
Walking is permitted. Swimming, Tennis, Basketball and a grand clubhouse are also
available to residents. |
